How to start a real estate business with 7k

Hello BP,

Please help me improve or poke holes into this startup idea.

With $7,000 to spend on starting a real estate business:

$200 in starting an LLC
$0 set up a phone number with a gmail account for motivated sellers to call.
$90 BP Plus account for a year. ;D
$2000 for letters to send to absentee owners
$700 for the list of absentee owners
$200 software for tracking leads, project management, contacting buyers, ect.

Then about $3,190 left over for a 3.5% down payment with a conventional loan on a property <$90,000. Closing costs would have to be paid by seller :-/

Other leads could be wholesaled to other investors in the area.
