Tracking your Direct Mail marketing ROI

Calling all Wholesalers!

Hey what does everyone use to track your direct mail callbacks, ROI and closed deals? I'm currently using a master spreadsheet and color coding the one's who call back and another color for closed deals.

I just brought on a new VA and want to get more sophisticated with this using some software. What are you using to have a "snapshot" of conversion %, ROI etc...
