I am not sure what sort of record keeping Cozy does, but I am sure it is probably pretty good. in the future, as I continue to grow, I am going to strongly consider getting a more official means of collecting rent. most of my tenants use the two services I mentioned, already.

The property is now officially on their radar and getting them in as soon as possible not only will tell you exactly what the require; but it can remove the target off your back some.They can be nice guys.

If there aren't any videos being made of that process then try to find news articles or public information about them on the City and/or County's official site.There's also something to be said for simple Google and/or Google Maps searches, such as "newest Dollar General in Greenville, SC" or "best discount used tires in Greenville, SC" because, chances are, the Dollar General corporation (and the like) is not going to put up a new store in what they believe is an up-and-coming area.On the flip side, try to scope out when and where big players are making moves.

Maybe a buyer would be willing to either delay closing or build in a two month lease back before the official sale date?

Keep in mind too that you'll have to do all of the paperwork to officially join the brokerage and the trainings with the MLS and association of realtors and this can take some time.
