They are looking for things that are health and wellness problems(heat, running water, functional kitchen, lead paint) and that there are no big expenses looming in the next couple years.

Recently, I have been spending anywhere from 5-7 hours per day reading RE books, to watching videos on YouTube and most recently... reading forums on BP...But today I came across a site that spoke about the " Death of Real Estate Investing".I have this feeling that some of the webinar may be legitimate, and the other just scare tactics.

The word "balloon" is enough to scare me out of any deal, especially when it's only a 2 year balloon.Always be careful investing based on crystal ball assumptions!
