- Financial analysis - Take the leap and don't be scared! 

The last polling I saw showed that the large spending by the aids health foundation was working.  

Apparently some pretty sketchy people from that building are hanging out in front of mine which is scaring potential tenants away when our property manager brings them around.

Not sure how many PMCs you've had bad experiences with, but we'll take exception to:"Then do a thorough research on tenant applicants (note: leaving this to a PM may be hazardous to your financial health)".BP seems to have more threads about screening mistakes by DIY landlords as opposed to PMCs.Now, if you'd have mentioned Maintenance, you'd get no argument from me:) Even the PMC industry acknowledges maintenance as one of the biggest challenges.Rereading my post, I kinda see how I sounded negative toward PMs.  

This active income can help me fund my retirement as well as help me get reimbursement for home office and health care premium while lower my tax liability.

I see their ads pop on my social media and I think there are some scare tactics. 

I value my health and try to get 7-8 hours of sleep.

If your mental health is compromised by looking at deals, you should stop.
