We saw some great signs yesterday that will hopefully continue next week in the form of a few NON QM lenders finally rolling out some DSCR based options (although way more conservative and costly than pre Covid-19).

I still look for bargain properties with equity and still active with my auction company, now all I do is Control and Roll for short term profit doing assignments and flipping real estate, houses and commercial buildings for real short term profit without obligation to settle using no money down formula called "check funds" for down pmt, with disclosure out clause in my skinny contract agreement (one page).

Many of those senior programs are needs-tested, which means she can't show assets other than a primary residence - that may be what she's talking about.

A lot of Cody's employees have Finance degrees that he paid to send them to school for...every employee there has to know everything in the course so they can talk to potential clients and answer all the questions with actual knowledge of what they are talking about..Cody does not misrepresent anything..it's a great course & I have made a ton of money wholesaling..which I have learned by working there...it's easy and does NOT require and type of license to do it...but you have to understand exactly how it's done or you will try to middle man a house with out your cash buyers in place and that's impossible...you also need to know how to place the ads and where to place them to get your buyers list. .He's a good guy and 100% legit and I thank them all for the knowledge I received while I was there it's helped me out a lot...I don't have a Maserati or Rolls Royce but I have a great life with a great family and I don't want for anything..And even though I own my own business and make money there...

Ask the REP (retail energy provider) to set you up with a CSA (continuous service agreement) so that when the tenant moves out it will roll back into your name (you don't want to lose power and have to pay re-connection fees, etc.).

I stress test all of my deals to where they need to still cashflow if rents pull back 8% and 15% vacancy.
