That leaves a lot of empty spaces as other retailers business models DO NOT WORK at 70 bucks a foot rent.Most of the stuff I buy and my clients buy is 15 to 40 bucks a foot on the top end for good locations.

There's no real advantages to putting the $ into a specific bank account to take the  tax advantages and the funds are not robust enough that it would be taking a large financial hit for the business in any case.
