You have to really know the market and act quickly.

@Brendan HarrisonThe seller is paying a full commission, period, unless a reduced commission (usually 1-1.5% less) IF the agent represents you too.

Replacing roof, HVAC, water heaters, etc. can certainly change the math quickly on a $100k property.That said, if its currently rented you can assume the plumbing and electrical systems are at least functional.  

This will go a long way in getting a bid quickly.  

So I borrowed money from family to buy an MF  for investment and quickly after that my family decided they wanted their money out.

That way when option period comes due and tenant leaves instead of renewing the lender could liquidate and be made whole on the loan.
