What is the best option for financing a cash deal?

So I borrowed money from family to buy an MF  for investment and quickly after that my family decided they wanted their money out. I just need to give them 50% of the sales price which is way below appraisal. I am wondering what is the best option for getting that money out that wouldn't cost me that much. Delayed financing within the first 6 months will be ok, but I am also considering a home equity on the property. Tight now not sure how other folks have handled this and what I need to consider.
