Help- Deal Analysis Duplex in East Point Atlanta

Hello everyone,

I am taking a stab at analyzing my first deal. It is a duplex located south of Atlanta. I would say this is a Class C property. The property has been on the market for a while, and there has been a few price reductions. The current price is $99,000.  5BD, 3BT.   One side is a 3 BD, 2BH rented for $700 and the other side is a 2BD, 1 BT rented for $600.  Below I attached a screenshot of my analysis. I feel like I'm missing  something, or that there has to be a lot of deferred maintenance that is being unaccounted for since the property has been on the market for so long.  All thoughts are welcomed.
