Matter of fact, in my state, my E&O insurance doesn't kick in unless I have compensation to my broker. The agent's client as it is short term and in my market those are illegal in some areas less than 60 days and in others less than 90 days. and if you find them they are usually  furnished and at a high dollar value. The favor is the tenant gets a rental and doesn't have to commit long term, 6 months or a year, while they search for a new home It could be month to month or week to week for all we know as it only states short lease".If owner would like to compensate agent out of goodness of their heart then so be it, but there is no legal obligation to compensate the agent.
