I'm not sure I should comment on this since I'm a wholesaler in the Region (but I'm guessing I'm not the one you wouldn't buy from since you just filled out my web form yesterday). What I tell everyone who asks about buying from wholesalers is it's not different from buying off the mls in that you need to do your own due diligence. The wholesaler may provide you with a rehab estimate (which is typically junk since they've never done a rehab) and some comps (which are junk because they don't have access to the MLS and use zillow instead). If you're looking at a listed house, you're going to get your own comps and figure your own rehab. I would make sure that you see a title commitment prior to closing on a property or taking over a contract. Wholesalers want cash buyers too.
