Mainly you'll want to make sure that if you're going through your bank it's on your timeline in collection dates, and that the fees are not unreasonable. 

Real estate investing is not a cheap date and not only will you have these immediate repairs, you'll have even more that become "discovered" during the process - plus taxes, insurance, more. 

First advice is to NOT set a date as a requirement for buying. 

I have potentially started in multi family investing at the commercial level, then expanded to self storage in mobile home parks.

My experiencebefore jumping through all the hoops to get a dealers license I googled mobile home manufacturers in GA I emailed 3 manufacturers.  2 called me the next day and the 3rd emailed me I told them what o was considering and asked them how much they would sell me a standard 3/2 approx 1300 sq foot and 1500 sq foot house for if I was a licensed dealer     For me the price was not enough for me to do what is required to get my dealers license.  

Or they may give you a flexible closing date to accommodate your sale.The most important key to the process is that you have a 1031 intermediary in place prior to the closing of your sale. 

If you listed a property for $1000 and said in the listing, we will be accepting best offer by X date, then you could accept offers.

To date, the lack of disclosure and transparency to what is happening behind the scenes is the cause for my concern.Again, thank you all for your replies.
