I purchased my first house (ugly, beat up foreclosure in New Brighton, Minnesota) fresh out of college and proceeded to renovate the house room by room (entire kitchen, bathroom, knocked out walls to make open concept, tons of tiling/flooring) with my girlfriend.

Linoloeum has been around far longer than vinyl and when vinyl appeared on the scene in the 50s/60s, folks continued to refer to the roll/sheet flooring as linoleum.Linoleum is frequently used in commercial settings such as hospitals, care homes, daycares, schools as it wears well (colour is all the way through) and is naturally antibacterial - we recently bought a house built in the 1930s which still had the original linoleum underneath vinyl loose-lay fibre floor in one of the kitchens ... the linoleum was in better shape than the vinyl.These days linoleum is a little more expensive than vinyl, but comes in lots of fun, funky colours and patterns {Google Forbo Marmoleum to get an idea}.

Property needs new kitchen flooring, H/w refinishing or carpet, some minor plumbing work, updated light fixtures, new flooring in bathroom, removal of wall paper in dining room, paint, new vanity in bathroom, new countertops, and new stove.

When I coach minor rehabs with my students I encourage them to find private lender money, pay a good interest, use self-directed IRA custodians, and pay off the loan within three monthsNow you can rinse and repeatAnd please note these are minor rehabs where you rip out the kitchen and put a new one and do it fast, not a full-blown rehab
