With any new lease, make sure there is some sort of clause like Tenant acknowledges unit is in good, clean, working condition, free of mold, mildew, pests, etc.

@Rashid Algaradi  Non-owner occupied is what a lot of folks generally mail starting out.. you could also include owner occupied that meet your criteria to find sort of 'hidden' non-owner occupied houses; meaning the owner moved but did not update the mailing address with the county assessor, so they still show as owner occupied (and not being mailed to by investors mailing only to NOO).

Adverse possession is definitely out of the question. she must be violating some sort of city ordinance with the mess all around her house and the negative affect it is having on her neighbors home.
