What is your management style - hire PM or manage yourself? 

I have a friend who has been using a real estate agent to manage his property with VRBO and Airbnb.

You also need to manage your contractors and PM very closely. 

Make sure you have a good park manager and park ownership to work with you buy anything, their going to want to approve you.

Are you willing to guaranteed it will bring in above market rents and cash flow at today’s interest rate and your price with a property manager?

I would love to self-manage as many nearby units as I can but am open to investing with management and long-distance, as well. 

There weren’t tiers when I joined so I can’t speak to that but Pace puts in 20+ hours a week of live calls, there are hundreds of documents available for anything you need in RE, the students are all a family and team up on deals.

The most common I know of for people low on cash is partnering with someone who will finance most, if not all, of the deal in exchange for them taking care of most, if not all, of acquisition and management.
