Malar, we have found solid suburban neighborhoods all over the place where you can still get double digits returns and safety is generally not a concern.

I know dozens of agents that were used to making six digits that now make $ZERO.

@Thomas KIf you go that route you will not have any leverage.Wholesaling is all about contracts and your interest in that contract and not about the property.At the auction the banks (REO) are the ones with the contract.Scroll to the top of this site and look up J Scott's e-book on Flipping.Also checkout the blogs on how to start wholesaling.

Just digitally scan those lease and place them in a shared folder.As mentioned by @John Underwood we almost always meet tenants in person.
