Wholesaling - Pursuing Notice of Default Deals

Hi Everyone,

I'm a real estate investor in California and looking to close a deal over the next couple of months.

Has anyone had any success closing wholesale deals pre-auction/foreclosure by visiting the owner to discuss finding them a buyer and subsequently finding said buyer via buyers at auctions?

Looking for input on this strategy and some of the unanticipated situations that might arise.
