@Voula Dikeakos you are obligated to fix them all specially since they already gave you notice.I understand it’s frustrating that the tenant is not paying and are being difficult to get out.Keep in mind that even once you evicted this tenant and not longer in the property code enforcement will not leave you alone until is fixed save yourself some legal problems down the road and get it fixed.

It would seem cash flow may be impacted some (market value seems untied to rent value), but it seems likely that I'd continue to pay my mortgages, and unless the banks want to be difficult, they would continue to accept my on time payment.

I understand the LA market is very hot, and that's probably going to make wholesaling more difficult, but you have sheer numbers on your side: lots of distressed properties, lots of distressed homeowners and landlords who are probably beginning to feel the effects of the rent crisis due to COVID.

The most difficult one is that many of the cabins have "below grade" sq. footage/bedrooms/bathrooms and above grade sq. footage/bedrooms/bathrooms and you won't be able to tell by comparable listings the sq. ft above/below because they just aren't listed that way.Additionally, appraisers have to take 82 hours of required coursework and complete 2 years (I believe) as an apprentice.
