Different auctions have different rules, but typically, you have to present your cash immediately, or at least within a few hours (maybe 24h, if you are lucky) to complete the deal.

You need to create a relationship of trust first with your GC or subs.I might be a snob but Home Depot is for tools only not construction materials unless your in a pinch.

I feel my best bet is to invest out of state with multifamily and have looked at Syracuse, Milwaukee, Columbus and anywhere else where i can create a good amount of cash flow with not a hefty down.
