Any non-judicial FC can be forced to a judicial matter and presenting that strategy to a court will be an eye opener for any lender/servicer, securitized or not.

When you go to court a judge will usually ask the tenant did you inform the landlord in writing of the repairs??

I would definitely want utilities functioning for the final walkthrough so you don't find out later after closing that the furnace or A/C or whatever stopped working.

I don't want to go to court, but....It's a beautiful house, 2100 a month, and security was 1600.

If I had to do that and it took an extra couple of months that would cost me some money in interest as well as court fees. 

It is really a function of rent vs PITI if nothing else is factored in. 

What about county court records, that might show details of foreclosures or past divorce, etc.
