I hear a lot of people say stay within 50 miles of where you live because its not worth it.

is this true or just skeptical people. I live in New York and was thinking of buying rental properties in the Carolinas or Texas area.

@Ian Hintze There are a ton of people living in areas where property values are like they are in NY, CA and other areas that are investing in Texas, GA, the Carolinas, OK, etc.  

You're challenge is to either find someone you can trust & build a relationship with to function as your boots on the ground, during acquisition and to find a PM you can trust.

If you can build those relationships, you can invest anywhere and do it successfully.
