(whatever it is you use).Some people borrow against their personal residence with a HELOCK for this needed cash, but I've seen those go bad in several instances, and the results were not very pleasant for the borrower.In many instances working a second job can allow you to set aside cash, or you might inherit it, or find a cash filled partner.But the bottom line is, initially your success is measured by how much cash you have to invest.And be careful of Hyperbole.Good Luck!

I'm doing this for the first time on my own after a divorce, so I'm aiming for efficiency, affordability, while also being able to find tenants I feel good about being such close neighbors with.thanks in advance! 

My hangup is that even though the HOA is not allocating $85k for the reserved this year, they will have over $200k in reserves (over 20% of the $850k budget) Everything else has been cleared by the underwriter (insurance policy, occupancy rate, ect..) but I am concerned this deal will fall through because of this issue. 

Would love to hear specific strategies from investors experienced in buying this way.

I understand some of the possible implications of making this move would be a likely higher interest rate and lower NOI on the new investment but would like to get additional feedback on what other things I should take into consideration with this possible move from those out there who might have some experience in this realm.

Can this challenged or negotiated in some way? 

Aside from the obvious dangers, I’m seeking best practices and how experienced investors  in this area handle hurricane damage?
