Mini splits are capable of heating and cooling but they're a bit ugly with the inside units being bulky and noticeable and also they are a bit more of a challenge to service (no central air filter)Does anything else run on propane such as the dryer, water heater, range, etc?

@Wes Singleton - that is a good point, however on the development side of things you're looking at highly fluctuating (increasing) material costs as well as challenges on timing due to labor shortages.

After the 3rd day of the month $50 a day and once that 3rd day hits and they are late with no communication, serve 3 day pay or quit notice, and then if they do not pay after that notice you can start the eviction process (this is all excluding COVID eviction challenges).
