Investment Info:

Single-family residence buy & hold investment.

Purchase price: $136,000
Cash invested: $50,000
Sale price: $242,000

I replaced furnace, reno the bathrooms, garage door, flooring, kitchen and appliances

What made you interested in investing in this type of deal?

I bought it as a probate house for 136k. The price was too good to pass.

How did you find this deal and how did you negotiate it?

I found this deal off the MLS

How did you finance this deal?

I used hard money to finance the purchase and rehab.

How did you add value to the deal?

I did a total rehab from paint, kitchen, bathroom, plumbing, and electrical.

What was the outcome?

I'm renting the property for 2100 a month with my mortgage at 1350 a month plus I pulled out all my cash out with the BRRRR.

Lessons learned? Challenges?

Make sure to check the plumbing and sewer line. that can cost you a pretty penny

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I worked with my real estate agent to buy the house and my contractors to fix the property
