A 4 plex in my area here in Iowa for $150k will be a complete dump, or in a D class neighborhood.My brother in law just spent considerable time shopping for a new home near your area (Minneapolis), and the housing prices, and taxes, are considerably more expensive than my own market here in Iowa.Your numbers look good in the hypothetical, but do those properties actually exist in your area?

My brother in law and several family members are realtors, brokers, property managers, and investors in the Tampa area, which offers me great insight into the market without actually being there. 

My brother and my CPA both live out there so I visit a couple times a year.

More recently, I built up a real-life escape room business from the ground up that's also currently running in Irvine, CA.At the moment, my partner and I are focusing on residential fix and flip deals on Oahu.

Now the seller would like for me to forego my closing cost assistance and pay for his closing costs as well as moving his brother out of the next door unit on top of paying for my portion of the repairs.

Recently my brother has approached me about investing together. 

I also got used to my husband (electrician) and brother in law (carpenter) doing most of the work so even with my higher material costs, we still ended up in the black.
