Just go for it. the fear in your first deal will always be there, but you have to move forward cause you cant steer a car that isnt moving. you can turn the wheel for hours in the driveway and plan your rout but you have to release the parking break and start going. even if your in reverse, at least you know your first step is to change the direction of travel. but in the driveway, with the break set, all the steering and gear shifting and analyzing wont get you anywhere. pop that clutch baby!

I used Behr at Home Depot and like it.The first time I chose it 4-5 years back because it had excellent ratings at Consumer Reports (coverage etc.)By the way, is anybody using semi-gloss in areas other than bath and kitchen, just because dirt can be wiped off easier and it may save some re-painting after a tenant moves out?

In the long-term, I think SFH with ADUs will sell very well because I do believe multi-generational living will be more and more common with 1) more immigrants moving to the bay area with their elderly parents and 2) baby boomers starting to take care of their elderly parents who need long-term care.

I have enough cash to completely pay it off, but would basically wipe out all my savings, wanted to get an opinion on my situation and if I should pay off the CC first, and then start saving again for the first property, or get my first property while still holding this debt (after saving up some more for reserves), and then put everything I was going to save for the next investment into paying it off over the next year.

When applying for a FHA insured loan and you get the MIPs, do those MIPs stay with you till you own the house 100% free and clear? Or do the MIPs stop when the loan to value ratio goes below their requirements?
