I also looked at north Dallas, but decided that the area was inconvenient and not practical, as getting across there for issues would be difficult during work hours (and then there is the infamous traffic)@Sam ShuehSam, Property tripling in value is the very reason rental return is so bad.

As stated interest rates are practically free today so paying down any mortgage as opposed to investing in more properties to make your money actually earn it's keep is the only logical option.Do you want your money to work for you or would you rather hide it away and forget about it.

I know which one of us I would call if I wanted a price or best practice for putting in a new walkway or fixing a retaining wall.That being said, I am not sure how it works where you are licensed but where I am, a seller makes an agreement for a commission to the listing agent (Lets say 6% for S&G's).
