I am a new wholesaler in the central valley, i have been door knocking and cold calling but only 5 days a week i have school 2 days a week and i want to keep my pipeline full with cold calls as well.  

Knowing that, couldn't someone just cold call homeowners and say something like.. 

Why are people fleeing CT and other high tax cold states ?

@Johnny Szeto - I wrote a blog post awhile back covering this topic https://www.biggerpockets.com/blogs/5926/53215-questions-as-common-as-the-cold---llcIn short, at the beginning an LLC is likely unnecessary because you can A. - cover yourself with an umbrella insurance policy and B. - you can get better financing in your personal name vs through a business lender. 

Therefore it typically is only used for the main supply because it is cold water.

Those areas and rural areas are last to recover and first to decline on the economic cycles.You are in a cold belt state.

Winters are cold and the skies are gray for a long time!    

I also know the whole process cold. 

I'm planning on doing a couple of FSBO "cool" calls (they are expecting buyers to call, at least, so it's not totally cold) to practice (thanks for that suggestion, Ray)Just for interest, Doug, how many mailers have you sent out so far and over what time period & frequency?
