Regarding networking, I've heard about meetups on here, but I dont think there has been a BP-specific meetup for a while.

I have looked around, and don't know of an REIA or meet-up group specifically for folks like us.

The issue is that this single property has a need for a specific skill set, my father in this particular scenario, and this same job will be outsourced in the future.

When I called him (he did have an area code which fit where he claimed to be from), he had a pretty thick African accent (now, I know there are a lot of different countries in Africa, but due to my ignorance, I can't intelligently suggest where specifically he may from).

I know what it is just a little confused on some specifics. 

Sometimes your risk reward changes substantially with the types of projects you can get into for one vs the other.As some other posters have alluded to, time constraints drive a lot - a light rehab/cosmetic buy and hold is possible for navigating while having a 'regular' job - and certainly managing rentals while working is possible as well.The last one, and I'm surprised no one has mentioned this - is market specific. 

Property Specifics: The duplex was purchased in 2014 for around 250k in an up and coming area in DT Charleston.

I don‘t have too many specifics yet, but wondering what the Bigger Pockets Community thought about this?
