Note Investing-Pros, Cons, Where to find?

I’m interested in note investing. Those that have done it, what are some pros, cons and thoughts of utilizing this strategy in real estate vs buy & hold, flipping, etc.? How do you go about finding “good notes” and thoughts on “performing vs. non-performing” notes?

@Jonathan Marsh I'm in similar boat looking at expanding my portfolio with some note purchases. I'd recommend checking out Scott Carson "We close notes". He has a couple of podcasts as well as some youtube videos and webinars. Brecht Palombo also has some great stuff out there for your note education. I would recommend starting with a performing note prior to jumping into non-performing. Also identify a couple of states that you would like to focus on and find a note servicing company that can help manage your note portfolio. I hope that helps.
