If I split the house I'll have 3 units plus 2 garage/storage bays (they are smaller bays so are better suited for turning them into storage units).

I've been told big bear is less seasonal because it has the lake in the summer and ski resorts in the winter, where as lake arrowhead is 20 minutes away from the closest ski resort.

If you don't have any relationships built they may ask for more like 6 months to "season" the investment before a refi - but your cash flow is going to make a ton compared to the interest rate your margin account will charge you.

Also know that the tenant can respond by moving out.Personally I only do yearly leases as where operate there is a definite "moving" season.
