My first deal analyzed, now I need money

Hi everyone. I found a 16+ acre farmette that needs updating. House built in !1900 is ok, but needs estimated $80,000 of updates . 3000sft 6 bed 2 ba. Any farmette in my area that is in decent shape is snapped up in a heartbeat. The farm outbuildings are very poor and will be removed. this acreage is on the edge of a small town and within 25 minutes of the state capital and other cities with great jobs available. Listed by REO bank at $145,000 and assessed at $217,000. Market would get $300,000 +. I offered $75,340 and awaiting response from bank. I know this could be an amazing equity share opportunity. Ideas?
