Make sure you actually read the purchase contract that is being assigned before you agree.

Since deciding to get into investing I have listened to about 100 of the bp podcasts and read a few of the recommended books, I’ve taken the classes to get my CT real estate license and will take my exam on Monday.

I'm definitely learning as much as I humanly can right now, reading books, listening to podcasts and audiobooks, watching videos and webinars and even taking the real estate agent class.

Once the septic is installed I could then refinance to a new 203k rehab loan to make the necessary upgrades I want to make.After reading through the links that Anthony provided I found out that if the town has plans to be sewered before Jan 1, 2020 and the cesspool is not failed then I may be able to certify in writing that the property will be connected to the new sewer system within 6 months of receipt of notification to connect to the sewer systems.

I have read that that's not a good approach, though, and apparently would not meet code.Do you see any reasonable way to approach this?

I think most people are reading into the scenario a bit too much... we're not looking for luxury and lots of sq footage, American entitlement, etc, but a bit more practicality would be significant.
