I think it all depends on the area, so of course you would need to know the market and why/when people would book.

., I would say this all has to do with your bandwidth, network size, goal of those interactions, and personal style.Of course you can pick up a phone and call people.  

I hired the professional guys for this and it cost about $4500, but that was for the whole friggin basement.The other thing that I would do is to tell this tenant that they are welcome to leave and move out and go somewhere else at any time, and I will gladly let them out of their lease early providing that they are current on their payments and haven't caused any damage.

From a PM standpoint what we did was have the professional pool company service 1x per week and then have our in house technicians check and service if needed. 

The only way to confirm if its the appliance or the tenant is to have a professional look at it and determine what is causing it.

Of course I’d call the local office to verify the charges ahead of time but this has been my experience.
