Tenant requesting too many repairs on a new property

Hello everyone,

I have recently bought a property in Spring, Texas and tenants have been in the property for 2 months now. Prior to purchasing I conducted a inspection and the seller fixed everything necessary. I hired a property management and they conducted an inspection as well and nothing came up. This house is also 3 years old, built in 2021. The tenant hasn't requested any repairs for 2 months. The tenant in over a time period of a week, 2 months in has requested to repair the front door lock as it was not working, a toilet leak, garage door wheels and now the washer leaking. I am not sure what to do since there has been over 4 repairs in the last week. I was expecting that this would be a relatively new property so minimal repairs would be necessary and it passed 2 inspections. Not sure if the tenant is misusing appliances? Any advice would help.

 Welcome to the world of being a landlord. Unfortunately stuff breaks all the time (thus the $50/mo people put in their calculator for misc repairs I chuckle at). 

The only way to confirm if its the appliance or the tenant is to have a professional look at it and determine what is causing it. I would say garage door wheels are typically hard for a tenant to manipulate. Toilet leaks - similar, you push the button and it works or not. Also with washer unless they are super overloading it, or moved it and the hose disconnected that could be the cause. Its impossible to determine in most instances.
