Your numbers are confusing meaning you are leaving something out of your explanation.Assuming one or more of your present tenants intend to remain under lease you do nothing.

If its reasonable (and dropping the case prior to their move out is absolutely not reasonable), present it to your client.

Ultimately, if I would not buy the deal, I do not present it to a client.

You need to seek opinions from other professionals whom are familiar with this exact boiler system.Indeed you may be correct but,you need a strong professional opinion that you can present to a judge that proves he was negligent in his repairs.

I know him personally as a client of mine over the years and I made millions literally with some of his tips and advice... but I don't think that is normal or can be expected by beginners.the presentations are run by seminar companies that are very good at what they do and are all Utah based or predominalty.. they also front for many others pretty much anyone on the motivational speaking circuit.. be it Tony Robbins or Collin Powel...
