I do think over time it’ll die down, but I’m looking to start investing NOW as I have waited for 1 year to just learn and research etc… I definitely think there is great potential in SD, but I think with the funds I have right now, I could grow a lot faster in a different market.

I am considering doing fixer uppers so it could potentially benefit me.

Have been doing some initial research into Multi-family, buy-and-hold, (>,=2 units) in the Chicagoland area (mainly western suburbs, Brookfield, LaGrange, Downers Grove, Wheaton, and the like) and found some units with potential.Here's my current question:I've found a property that I believe has some potential.

Right now I'm looking to build up my knowledge, meet some people who can give sound advice, find some potential suppliers, and find some deals.  

The cash flow potential is very good according to the asking price. 

Anyways, Thank you @Michael Stanton and I am trying to stay a step ahead and protect myself, hence the question-Is there a way to not get bypassed if I show a potential partner this without it being under contract?
