Ask your lender if they can include a clause that will let you sell one of the properties, pay off that portion of the note, and release that property from being considered collateral. 

I say PROBABLY because I ASSUME the IRS allows renting out a PORTION of a residence.

Typically, folks don't want long term stays when renting rooms or portions of a property not meant for individual use.

We also like to sit down with the current manager and go through everything related to running the park (collecting rent, problem tenants, sales of homes, marketing efforts, recurring maintenance items, problem areas in the park infrastructure, etc)The compliance portion of our DD includes everything related to city, county, and state compliance to continue to run the property as a park.

When you calculate your gain the total portion that was caused by deduction depreciation over the years is taxed at your ordinary income tax rate.

I was thinking possibly writing language in the lease agreement stating owner will be responsible or monies will be docked off rent for the irrigation portion of the lawn care.
