Mobile Home Park Diligence Timeline

Hi BP friends,

I'm trying to learn when the diligence process happens in the purchasing flow of a mobile home park. I know theres a lot you want to do once the property is in escrow (check the sewer, confirm financial statements, etc), but how much do you do before you put in an offer? What is reasonable to expect from someone before you're under contract?

P.s. Happy to hear any recs for where to learn more of these things. I've found the Mobile Home Park Investors podcast with Jefferson Lilly quite interesting and helpful, but any more resources would be great!
