Obviously this assumes that there aren't major infrastructure items to be addressed (ie. functioning roof, furnace, hvac, electrical, plumbing etc), but the projects that come to mine for me are painting the interior, granite counters, flooring, and prefab bathroom vanities.Anyone have their list or case studies that they care to share?

We got lucky in that we could handle it ourselves, no major root issues or collapsed pipes, just lots of disgusting backup in the tubs and washer drain sink. 

Another hurdle that I am running into is the lack of capital, raising a family in NYC is not cheap.Current Position and ExperienceI am an accountant who works for a major utility company in New York preparing Financial Statements that are filed with the SEC.

One-in-a-thousand situations like Mom needing to go to assisted living aside, can't we at least agree that the vast majority of sellers would be better off listing their homes?  

Also know that you are entitled for a free credit report from the 3 major agencies each year just go to annualcreditreport.com this may provide some insight into your current.Just wondering where is your credit at now, range wise do you have any credit history, if so is it negative history?

I’m joining BP because after listening to a majority of the podcasts and reading a few of the books recommended by the guests on the podcasts, I realized I’m missing out on surrounding myself with individuals in the real estate community and the wide array of knowledge BP provides.

What do you use it for the majority of the time?  

I've sent out my first major batch of mailers and I have no complaints about my response rate.

The location is busy right off a major interstate on/off ramp, however, the area is not the best, and it still has the original tanks in the ground, which will have to be removed.
