@Bryan Pham Since you're exploring 1031 options, keep in mind that in addition to go forward the traditional way - sell first then buy, you can also do it backwards - identify your replacement property then sell your existing one as long as it it within the IRS allowed time-frame.

Learn your typical range, and you have then identified your typical margin.Buy at the bottom for a good deal, buy at the top for a not-so-good deal - both are market value.Buy below the bottom for a discount, buy above the top for a rip-off.Wouldn't it be nice to know the difference?

By using a tenant screening service, high-risk tenants can be identified so that they do not continue to use landlords as a revolving line of credit.Find a service that includes a tenant credit check and a tenant background check for criminal and eviction records.If you let it be known that you are using this service, high-risk tenants will likely not even apply.
