What tips do you have to reduce tenant impact?
What tips do you have to make your tenant not destroy things or help them able to pay their rent? For instance when I buy a new rental I:
1. Remove anything that is hanging.
2. Take down all curtain rods and replace with mini blinds to stop them from nailing sheets or ripping it down.
3. I purchase a plunger and toilet brush.
4. I put door mats at every entrance to protect the floors.
5. I replace all lightbulbs with LED.
6. I purchase 12 HVAC air filters.
7. I replace any bad, leaky wIndows.

@Sam Hopkins you forgot the most important thing on the list! Make sure to buy properties in areas where the tenants are nice, hard working folks who don't trash your units. The reality is that good tenants can make a so so property last forever, while bad tenants can crack your ceramic tile flooring, punch holes in your solid wood doors, and break your brand new windows inexplicably. I just got done doing my bi-annual inspection on one of my properties in Lyons, IL. The property hasn't changed at all since last inspection, and all four of the tenants take great care of the place. My maintenance guy even commented on how little there was for him to do.
