Turns out that the tenant that go in on the 1st of the year is a major pain. we have numerous time have gotten into fights and it got to the point that i want her out. she signed a month-month lease and gave a deposit plus 1st months. we got a general room-mate agreement filled out and signed, other than that we have nothing else. any advice would be great!

If you NEED to sell (and I find that unlikely considering these great tenants are paying rent on time and not being a pain), then sell... but make sure you're still compensated for your additional risk, and that the terms are fair for both of you.

Seems like she will be unwilling, so it is possible you can take her to small claims court and sue for pain and suffering in the form of moving expenses and stress .
