What I did to avoid it in the future was to have them put power in their name and I kept water/sewer/garbage in mine and they reimbursed me every month.

I believe in a lease option the tenant buyer is now responsible for all repairs and maintenance of the property because they have the understanding that they are going to be buying it at a certain point in the future.
