I live in San Francisco and would prefer to manage it myself. 

I don't see the average Jane being able to afford to live in a furnished rental as a traditional tenant.

We are planning on renting out the MIL suite to a travel nurse or possibly putting it on AIRBnB (we live close to the beach).

You have owed utilities over $8000 to an utility company, so we had to live without water for 2 weeks.

In the area of town I live and invest, there are already a lot of singles next to true duplex next to quads, so there is less scrutiny in general around it anyways.The things that I would primarily check is was the work permitted and approved as a separate dwelling unit.

If you are living in the home, you can do then renos over time.

We plan to have a property-manager and in 3+ years we will likely be living outside the US in Europe/Asia.
