And a little lesson for future rehabs, always fix the roof first, as a leaky roof will cost more in rework.  

I have a line on a deal for a property that I believe is undervalued and has great future potential for improvement.  

Lots of people moving here and there are a lot of dynamics that make Texas look great for the future. 

I'll definitly keep it in mind for future projects: for a flip, my personal home or rooms that don't have plumbing even in a rental property I think Outlast+ is an great option.
