I hope someone can help with what kind of big expenses  are in the multi family properties i need to know when looking for properties(can only think of roof, deck, insulation , heating system )Also, Not sure if I jump ahead but I am trying to sort out all the related expense for rental property below with my conservative estimate per yearProperty management fee (10%)insurance :2500property taxes: 2000 -3500Owner paid utilities : 2500( in case of paying oil burning heating system , if tenant pay their own electric heat so i guess i can eliminate this expense)snow/lawn: 1200Accounting cost: 100Vacancy reserve (5%)Maintenance reserve (10%)Can anyone give the idea if i include these expenses correctly ?

I have no development experience however have a large portfolio of homes in the Charlotte suburbs which are solid performing assets and have done extensive rehab's on many properties from basic new kitchen/ba reno's to full structural/electrical/plumbing renovations. 

Amazing how fast people call you back on "where is my X-box".The new system in apartments is to be the internet provider, or have all tenants buy cable/internet thru the owner....as well as electric and water. 

I did a total rehab from paint, kitchen, bathroom, plumbing, and electrical.

Electric heat pumps are efficient down to 18 degrees or so.

Needs new everything roof, electrical is litterall glass fuse, and some foundation work.

The land has a concrete driveway, power, septic, a small homesite with a camper parked on it.

And depending on the age of the property, you will probably have some other items to address (plumbing and electrical for example) that can push that up.Andy

Hi has anyone redone their own bathroom (shower, tub, plumbing) and adding some new electrical for ceiling fans, new water heater, furnace, ac placements?

I am buying a house in Seminole Heights (pending inspection) and found that there has been plumbing and electric updates in the home, but public records show that permits were not pulled.
