Specifically I'd like to step out of some of the handywoman aspect of the job .

they just get the transaction to close it will be up to the buyer in a sub to deal to monitor the first in all aspects  payments insurance escrows etc . the TC is NOT providing servicing functions.. in all sub to s I have done we of course service our own and I have about 200 of them I have done and my dad back in the 80s did over 1000 of them..

Rent growth that keeps pace with inflation is critical, as rising rents offset the increased cost of living.

Before a bunch of wholesalers get jacked up and for the record, I am not criticizing the use of assignments. 

This property fit the bill for my needs and had huge upside potential, which was critical at the time.

Also, the most critical thing is to determine if you can buy an existing home in the immediate neighborhood for cheaper than you can build a new home.
