agree with everyone else one thing to have it on a home you live in. but for a rental no way.your tenant expects stuff fixed.. even manufacturers warranties are fairly useless to the landlord.one of my units had a 2 year old water heater crap out.. but by the time you apply for the warranty etc what do you expect your tenants to do go without hot water for weeks ?????

The entire approach makes no sense...typical costs can be $200/Sf or $110k.

$135k (plus the plumbing fix) is too much to spend in a $250k neighborhood no matter how cheap you get the house.

More heads in beds means greater $$$ a night.The washer and dryer are out of sight so no problem.

Especially in cheaper houses there is just no room for error.You did a nice job on the flip.
